Like many homeowners, though, we wondered how much difference it really made—until we found ourselves selling our own home and seeing the results firsthand!

We’re excited to share that our own home went under contract in just one day! The response was incredible: 10 showings, two full-price (or above-list-price) offers, and even a buyer who flew in from Montana to see the property.

The journey to get here started nearly three years ago when we began searching for our next home. One of our biggest challenges was figuring out how to coordinate moving out of one house and into another without feeling rushed. A bridge loan ultimately gave us the flexibility we needed to move into our new home first, then return and properly prepare our previous home for sale.

Even though we’ve advised countless clients on the importance of presentation, we have to admit—we initially questioned whether all the recommended updates and staging were really necessary for our own home.

Then we moved out.

Suddenly, we saw what buyers would see: an empty house that lacked warmth, personality, and visual appeal.

So we decided to trust the staging professionals. We freshened the paint, installed new carpet and pad, refinished the hardwood floors, professionally cleaned the home, washed the windows, refreshed the landscaping, updated the window treatments, and partnered with Colorado Staging and Design to transform the space with beautiful furnishings and décor.

The difference was remarkable.

In fact, when we compare the marketing video we created last year using our own furnishings to this year’s professionally staged version, the impact is undeniable. The home simply photographed better, showed better, and created a stronger emotional connection with buyers.

The experience reinforced something we’ve always told our clients: preparation matters.

Now that we’ve gone through the process ourselves, we have an even greater appreciation for the emotions, decisions, and work involved in getting a home ready for the market.

If there’s one lesson we took away from this experience, it’s this: if you want to maximize buyer interest, generate stronger offers, and put your home in the best position to succeed, trust the professionals. Great staging isn’t an expense—it’s an investment in your home’s presentation and marketability.
